The world of real estate has its own words, and to understand how to work or deal with the professionals in this industry, it is also good to be acquainted and to identify roles, functions and purpose of some of the common terms or roles that they take on. For example, if you hear the word sponsor in real estate especially if about partnerships, it refers to the individual or company that takes charge in finding, acquiring and managing the real estate property on behalf of the partnership. Sometimes, if not most of the time, we get confused of the difference between a property agent and a real estate broker. Generally, to complete the deal when a home is purchased, both the estate agent and broker are needed for their services. Note that a property agent is the one who has the license to sell a property, and must work under the property broker's supervision. The property broker has a higher qualification so to speak over a property agent, since the person has taken more education courses and able to pass the exam for a broker's licensure. The property broker can work totally independent, or may hire agents under him or her in a brokerage, or may work in partnership with another co-broker.
Note that each state would vary in their requirements for a person to become an estate agent. The differences would include from the number of attendance in property classes and in the passing of the real estate exam to get the license. Once the new agents completed the coursework and licensing exam, he or she must be sponsored by and work with an estate brokerage. These estate agents therefore work as salespeople under the broker's supervision.
Further, property brokers oversee all the activities and transactions of the brokerage firm. If there are conflicts between clients and agents, the property broker will act as the mediator, and will step in to help especially in complex negotiations.
